So I have found an apartment & i don't have solid credit/i don't have much of any credit. I have only a couple (2) years of rental references. But, what do the look for? Will they ask me to pay more of a deposit if i don't have credit? Also, I had to take a form to my current leasing office that had a questioner. One question was that I have been late ONCE on my rent. I'm worried of anything that will ruin my chances.

They're going to look at your credit history, past rentals, and what your income is. If a person is a high-risk renter one thing they may ask for is a bigger deposit than normal.

For an animal lover, it's a little inconceivable that other people could not love our furry, feathered friends as much as we do. But most apartments are not as accommodating of our four-legged family members as we would like. It is possible to find good housing with your pets, but it can be a bit of a process.

If it is possible, privately-owned housing is the way to go with pets. These owners are less likely to be completely set against pets, and more likely to work with your. Many of them are also animal lover and pet owners, so they understand the issues. But it isn't always easy or even possible to find this type of housing, especially on short notice.

Apartment buildings that have pet-friendly policies are the next best option. However, expect to pay both a pet deposit and monthly pet rent in certain areas of the country. This fee can range from nominal to quite steep. Most pet-friendly buildings have weight and/or breed restrictions on the dogs they allow, and many do not allow dogs at all.

Of conventional urban pets, dogs are probably the hardest to find housing with. Many places advertising themselves as pet-friendly only allow cats. Smaller pets, such as rabbits and guinea pigs, may be welcome even in housing that states it has a no pet policy. Check with the management if you are unsure about the terms of their policy.

The worst thing you can do is lie about your pets. Although in some cases no one ever finds out, if you are found out, you will usually be given a choice between getting rid of the pet and leaving. Often, the time period in which to do so is very short, and if you don't have a secondary location for the pet to go to, it will wind up in a shelter. Plus, you risk eviction, which could make finding new housing very difficult.

The most important piece of the puzzle is time. Making sure that you have enough time means that you won't be rushed and have to settle for a place that you don't really want. Plus, many apartments have waiting lists, and if you get on them early, you increase your chances of getting into a favored location. Plan to start looking for new housing at least two months before your planned moving date.

If you are faced with a situation where you have to prove your pet would be a good tenant, there are things you can do to make this go more smoothly. Firstly, you should get a letter of recommendation from your current landlord, stating that your pets have been problem-free tenants. Then, gather shot records, license information, and other documentation that makes it clear your take pet ownership seriously.

Although it may not be possible before your move, one of the best things you can do to make your dogs more acceptable is take them to training classes. Not only does this show that you are responsible pet owner, but it exposes your dog to new places and teaches them how to behave around others. Your dog can even earn a Canine Good Citizen award from the AKC. All of this will make your four-legged friend more attractive to landlords who are on the fence about pets.

There are many homes for sale today. And although unfortunate for the ones that have lost their property because of the market. It is also fortunate for others that wouldn't be able to buy at another time like today. Since the market has dropped so dramatically houses are a lot more affordable. And this has become a great time to buy for those that other wise might not have been able to afford it at an earlier time in their life.

Since this turn in the market, many houses have been foreclosed on. This has caused the banks to be over loaded with so many houses to try to get rid of. So they are selling them at really good rates, especially if you have a decent credit score.

But private owners are syelling their homes too, not just the banks. Someone might have to sell because if they don't they may be looking at their house being foreclosed on and they don't want that. They are willing to sell because of this reason, and they have to sell at a price that the market's at, which may give someone else a good deal. It depends on which state you live in, but most house prices are less than half off compared to what they were selling a few years ago.

Right now in a lot of states new construction has slowed down and in some states it's even stopped. The new construction builders still need to stay in business so they are able to build for less in most cases. Depending on which state you live in you may be able to get a brand new home for incredibly low rates.

Until the market gets back to normal, in prices, then if you can afford it, right now is a great time to buy. Since the prices are more affordable for today, you might be capable of affording your dream house. Whether you're looking at an older property or a brand new constructed one, it's a great time for buying.

It's time for us to renew our apartment leasing contract. We know that the current rate offer to others is lower than what's we have been paying. However, the leasing office refuse still wants us to pay the old higher rate. We know that we can just move out but we are curious about why they want to treat us differently. We have been a good tenant with an excellent payment history in the past one year.

They do not have to offer you the lower rate. About your only chance is to tell them you are going to move if they don't give you the lower rate.

You might do a little shopping around. You might find a great deal just around the corner and you can use that as leverage.

If you absolutely don't want to move, and if they won't come down on the rate, then you're stuck with the current one.

If you are near the end of your apartment lease and will soon have to make a decision, there are a few things you should consider that may help you determine what the appropriate next steps for you are. Here are a few things that you should keep in mind since there are typically several options available for you:

Lease Renewal

You will typically receive a notification that your lease is expiring 60 to 90 days before your current lease ends. This lease notification document will ask you to indicate your plans for your apartment home. You can renew the lease or inform the property management that you will be moving out. If you live in apartments in Keller, TX, or another city, and decide to stay in your apartment, you will need to inform the management team what you want your lease terms to be, as it relates to length of lease. In addition, your rental rate could change based on a number of factors. If your apartment community has increased their rental rate since you moved into your unit, they will probably increase your rent. In order to incent you to sign a longer lease, management companies often offer less expensive rental rates for longer leases. You will want to discuss these options with your apartment management company and not just assume they will be able to accommodate any request that you have. There are several factors that may affect your ability to move to a different apartment unit including availability.

Allow lease to expire and move out

Several times, renters choose to move out of their current apartment community for a number of reasons. You may fall into this category. If you have decided that you want to move out of your apartment and not renew your lease, you will want to be sure to provide notice to the apartment management within the time guideline that you need. For example, if you have to notify manager's that you will move-out within 45 days of lease end date, you don't want to miss this deadline as it could cause you to have to pay extra fees. Also, check out the terms of your lease agreement to make sure that indicating your desire to move out on your lease renewal notice is adequate notice. Sometimes, communities require an additional written notice signed by you that will state your official move-out date.

Month-to-month renting

There are some Keller apartments that will automatically renew the duration terms of the lease to month-to-month after the end date of your initial lease. This means that the lease will automatically renew every month until the renter, you, give them notice that you will move-out. If you haven't quite made a decision on your next steps, you may want to see if this option is available to you. If it is, it may be the way to go. There can also be incentives to maintaining a month-to-month lease until a certain part of the year. For example, the summer months are a busy moving time and apartment communities typically offer incredible specials during these months.
